What that changes here
This is the most requested job in Brussels, and the most underestimated. The box gutter runs from party wall to party wall, behind a cornice that is sometimes protected, on a deck nobody has ever seen. We strip the first course of the covering to expose the whole box: doing half a job on a box gutter makes no sense.
Evere was built mainly after the war: housing estates from the 1950s and 1960s, social housing and apartment blocks with large flat roofs. The building stock is younger than elsewhere in Brussels, but the first generation of bitumen felt laid on those flat roofs is now reaching the end of its life.
What we get called out for in Evere
Evere is the flat roof municipality. We come here for bitumen felt from the 1970s and 1980s gone hard and cracked at the upstands, for outlets set too high, and for insulation that, on this first generation of flat roofs, is simply missing. Often in jointly owned blocks.

Pour un devis, la visite à Evere se fixe en général sous quelques jours ouvrés. Nous partons de Grimbergen, à 7 km, et nous groupons nos visites par secteur : si un chantier tourne déjà cette semaine à Schaerbeek ou Woluwe-Saint-Lambert, cela peut aller plus vite. Coated aluminium costs less, goes up faster and comes in every colour, but its joints are glued or riveted, so they are weaker over time. Galvanised steel we advise against wherever there is road salt or urban air.
In most cases it is undersized, or it serves too much area for a single downpipe. A good Belgian downpour delivers more water than a standard gutter can carry away. The fix is rarely to replace everything: an extra downpipe and resized outlets are usually enough.
