Insulation of pitched roofs and lofts, from the inside or as sarking.
What this covers
A large share of a house’s heat loss goes out through the roof: it is the first thing to tackle, well ahead of the windows. But in our climate, insulation fitted without a continuous ventilation gap turns the loft into a condensation trap. We regularly open up roofs where the timber is wet under insulation that is recent, thick and perfectly fitted — but pushed up until it touches the tiles.
- Insulation between and under the rafters, joints crossed
- A continuous air gap of at least 2 cm, open at the eaves and at the ridge
- Continuous vapour barrier on the warm side, junctions sealed
- Sarking during a full renewal: no thermal bridge and no loss of headroom
- Existing ventilation checked, vent tiles if necessary
- Certificate and technical data sheets attached to the invoice, for the grant or the sale

For a pitched roof, aim for 18 to 24 cm of mineral wool or PIR depending on the material, to meet the requirements in force. In an existing roof structure the space between rafters is limited: you then add a second layer under the rafters, crossing the joints.
In most cases, yes: the insulation is fitted from the inside. Sarking — insulation laid over the roof structure, under the tiles — is only justified if the roof has to be redone anyway. In that case it is the best solution, and the question comes up before the tiles are ordered.
The Flemish and Brussels grants change every year and depend on your situation, the dwelling and the contractor. We supply the invoices and technical data sheets required; the application is made to the relevant body. We do not quote amounts that will no longer be valid in six months.
