In Brussels half the work is done before anyone goes up onto the roof. Access, permits and the managing agent’s approval set the schedule here as much as the technical side.
The Brussels building stock is tall, narrow and old. The 1900 town house — Schaerbeek, Ixelles, Forest — has a box gutter running from party wall to party wall, hidden behind a cornice and laid on a deck nobody has ever seen. That is almost always what it comes down to.
Behind each of these houses there is a single-storey extension with a flat roof, and in the post-war municipalities — Evere, part of Anderlecht and Woluwe-Saint-Lambert — those flat roofs are large and jointly owned. A second route then opens up: general meeting, managing agent, and a schedule in months rather than days.
What governs the job here is above all access. Narrow streets, no room for a scaffold, yards that can only be reached by going through the building, and a road occupation permit to be applied for at the municipality. We look at that on the first visit — not on the day of delivery.
