The north slope going green

Moss is not a cosmetic problem. It is a sponge that holds water against the tile.

The situation

In Meise, Dilbeek and Overijse the houses sit among old trees. The north slope there never dries out completely. Moss presses the damp against the clay or the concrete; in a frost that damp swells and blows the surface off the tile. The loosened moss then washes down into the gutter and blocks the outlet — the water goes over the edge, straight onto the facade.

What we find

  • Clean by hand or at low pressure, always from the top downwards
  • Clear and flush the gutters and downpipes before the job is finished
  • Only treat afterwards — and only if the tile can take it

What makes the difference

Cleaning without clearing the gutter only moves the problem: all the loosened moss ends up in the downpipe. It is the least spectacular part of the job, and it is what decides whether the result lasts one year or five.
