The 1970s concrete tile at the end of its run
The roof is not broken. It is finished. That is not the same conversation — nor the same quotation.
The situation
In Dilbeek, Kraainem, Wezembeek-Oppem and Zaventem whole districts date from the 1960s to the 1980s and are covered in concrete tiles. These tiles will happily last fifty years, but the surface sands away: the skin of cement disappears, the tile takes up water, gets heavier and breaks under the slightest load. Walk on it to replace one tile and you break three.
What we find
- A rough, gritty surface: the colour is no longer on the tile but below it
- Ridge tiles worked loose, the lime mortar having been washed out
- Moss that is no longer on the tile but in it, in the pores
- At the bottom of the slope, a fine concrete sand in the gutter after every shower
What we do
- Check first that the roof structure is sound: a new slope on sagging rafters is money wasted
- Complete stripping, rafters checked, new roofing underlay and battens
- Deal with the insulation at the same time if the loft is lived in or will be — the roof is open anyway
- New covering, with reinforced fixings at the verges and the ridge
As long as only the tile is worn and the roofing underlay is holding, there is no hurry. As soon as the underlay tears — on this generation it is often a thin bitumen felt — every rainy season counts. That difference is established on the roof, not over the phone.
